I wanted to take a moment to share an update on our 2025 real estate market.
Perhaps more than at any point in my 25-year career, the market proved to be remarkably healthy, marked by continued price appreciation, steady activity, and reductions in the Federal Funds rate. We entered 2025 with optimism that the Federal Reserve would ease monetary policy, mortgage rates would follow, new construction would increase, and inventory would gradually rebuild.
What we experienced instead was a market dominated by cash buyers, while those able to secure financing quickly absorbed new inventory as it became available. Home values continued to rise and equity strengthened, yet many homeowners remained "rate-locked" in their current homes and hesitant to sell, keeping inventory tight.
As we look ahead to 2026, I remain optimistic. Inventory and homebuilding are expected to continue increasing, along with pricing and transactional activity. Encouragingly, the extraordinary forces that shaped recent years-the suburban migration surge, severe inventory shortages, and volatile interest rates-appear to be settling. While the way we live and work has evolved permanently, it is clear that the pandemic's impact on the housing market is beginning to fade. I believe 2026 will mark the first year of a true "new normal."
